International Tenant Information

Our central Durham properties are let for a 12 month period, commencing on 1st July each year. Our Framwellgate properties are let for a 10 month period, commencing on 1st September each year. 5 month rental periods may be available only for international students at New College.

Each property is extensively equipped, and the only requirement for tenants is to provide their own bedding (duvet, duvet cover, sheets, pillow and pillowcases). Adequate storage for clothing is provided in all bedrooms.

A security deposit is required to cover potential damage to the property and is returnable (less any reasonable deductions) one month after the end of the tenancy. The security deposit is not an advance payment of rent, and all rentals must be paid to include the entire tenancy period. An inventory and property check will take place at both the start and end of the tenancy of the tenancy and missing items and any damage will be fairly assessed. Any associated replacement or repair costs are charged against the security deposits.

A tenancy can be provisionally agreed by phone or email, but no tenancy can be guaranteed until the tenancy agreement (downloadable from the appropriate property page) is returned appropriately signed by all tenants and all security deposits are cleared through our bank account. Most potential tenants are very genuine, but previous experience has taught us that through necessity we must continue to accept enquiries on all properties until the tenancy agreement is completed. We strongly suggest that to avoid disappointment, genuinely interested parties should complete the tenancy agreement and pay deposits without delay.

Rentals must be paid monthly in advance into our bank account by standing order, and a mandate for setting up the payments will be provided to all tenants. Please note that the rent does not include payments for Gas, Electricity, Water Rates, or any other service (unless indicated in the individual property details). It is the tenants responsibility to inform the appropriate utilities companies of their tenancy and to pay all bills or charges promptly.

Full time students of both Durham University and New College are exempt from Council Tax under current regulations, but each student must provide us with an exemption certificate obtained from the appropriate college, clearly indicating their full time student status and duration of their course. Unfortunately we must reserve the right to pass on any Council Tax charges on any property which arise through a failure to provide the appropriate exemption certification.
